As Rwanda positions itself to become a regional technology, financial services, and conference hub, demand for the right infrastructure is growing.<\/p>\n\n\n\n

Ultimate Developers Limited\n(UDL), one of the market leaders in real estate, says it is responding to that\nneed and will soon make Rwanda home to Africa\u2019s first gold-rated green,\nmixed-use complex.<\/p>\n\n\n\n

UDL is in the process of\nbuilding a 16-storied complex that will combine smart and green concepts.<\/p>\n\n\n\n

It is expected to sit on a 4\u00a0square kilometer land in Kigali\u2019s Commercial Business District (CBD) opposite Hotel des Mille Collines, the company disclosed.<\/p>\n\n\n\n

A gold-rated green building is a building that has been designed, constructed and operated so as to have a low impact on the environment.<\/p>\n\n\n\n

It is basically designed to maintain a substantial reduction in energy and water consumption, low carbon footprint (emissions), and reduced impact on natural resource consumption.<\/p>\n\n\n\n

Such buildings also ensure there is a complete elimination of hazardous waste as well as the reduction in operational costs, among other things, which in turn provides productivity and the well-being of the occupants through better indoor environment quality.<\/p>\n\n\n\n

\u201cAs real estate developers,\nwe see opportunities in combining smart and green concepts to establish new\ncomplexes because this has proven to be attractive to many people and\ncompanies. We want to be the first to have such standards,\u201d Alice Ntamitondero,\nUDL\u2019s acting Chief Executive Officer, told The New Times.<\/p>\n\n\n\n

While the work around the establishment of the complex is at its early stage, Ntamitondero said they have already received bids for the design, finance, and construction of the complex.<\/p>\n\n\n\n

\u201cWe are at an early stage. We\nhave received prospective bidders, including international bidders, and are\nstill reviewing their offers,\u201d she said.<\/p>\n\n\n\n

UDL is keen to complete the construction of the complex within three years. The facility will have for offices, residences, entertainment spots, and retail stores, Ntamitondero said.<\/p>\n\n\n\n

Once complete, the CEO says,\nRwanda will become the first country in Africa to have such a complex that\ncombines gold certification, green and smart concepts.<\/p>\n\n\n\n

\u201cThere are many commercial\ncomplexes but studies have shown that people want comfort and those concepts\nbring about that. We think more people and international companies will come to\nRwanda,\u201d she noted.<\/p>\n\n\n\n

They say it will increase the\naesthetic value and brand the Central Business District of Kigali, as well as\nshowcase Rwandan character and architectural talent.<\/p>\n\n\n\n

Earlier this year, the Government approved a ministerial order that, among other things, establishes the Green Building Minimum Compliance system, a system that will help property owners and developers choose indicators based on the applicability to the building type, usage, and the benefits associated.<\/p>\n\n\n\n

The green building indicators\naddress the basic green features any building should possess such as\nappropriate orientation, daylighting, natural ventilation, rainwater\nharvesting, efficient plumbing fixtures, low-impact refrigerants, greenery\nprotection, paints not harmful to the occupants, to name a few.<\/p>\n\n\n\n

According to UN Environment, buildings accounted for 30 percent of global final energy consumption and 28 percent of global CO2 emissions in 2015, and UN-Habitat estimates that in Africa, energy used in buildings is an estimated 56 percent of the total national electricity consumption.<\/p>\n\n\n\n
